Housing Choice Voucher

Housing Choice Voucher (HCV), when issued to an eligible household, guarantees the household will pay no more than 40% of its monthly income toward rent and utilities.

Rent Limits

Rent limits are determined for each household based on two factors. The first factor is the Payment Standard amount, which is set by bedroom size. The second factor is household income. The higher the household income, the higher the acceptable rent. A household can estimate its acceptable rent limit by adding 10% of its monthly income to the Payment Standard that applies to the unit size needed. The following chart lists the Payment Standards currently used in Metro HRA communities. Communities with exceptionally high rent costs have higher Payment Standards. Rental Units

A qualified household can rent any type of unit suitable for their household size and type, as designated by the Metro HRA. Any type of rental unit (apartment, house, duplex, mobile home, etc.) can be rented, but it must meet the Section 8 standards and pass the Section 8 Housing Quality Standards inspection. If an interested household is already renting a unit and chooses to remain in that unit, in many instances it will be possible.

Application Process

At this time , the Metro HRA is not taking Section 8 applications. This is because we are fully utilized and our current waiting list has over 3,700 applicants. We are working hard to get those applications processed. Applicants are served on a first come, first served basis. Due to the volume of households interested in Section 8, there is a wait of about 5 to 7 years before qualified applicants are contacted to receive a housing choice vouchers.
